Orion Pacific proudly introduces Persea, a place where Southern California’s makers, artisans, and entrepreneurs feel at home.
Once completed, Persea will be a three-story multifamily residential community featuring studio, one- and two-bedroom apartments, with ample on-site parking and drought-tolerant landscaping across over ten acres in Vista. With its central, walkable location, Persea offers modern amenities-including a pool, outdoor fire pits, and a fitness center.
Persea is an example of smart growth done right. As projects like Persea continue to be built in cities like Vista and across the nation, communities will see shorter commute times, less traffic, and less pollution – outcomes that benefit all of us.
The City of Vista is distinctively suited for Persea’s smart-growth and community oriented vision. It is the forward-thinking home to more than a dozen award-winning craft breweries, innovative companies, and boasts tremendous potential to drive economic and environmental sustainability in a SANDAG designated mixed use transit corridor.
Easing Transit Burdens
Persea is ideally situated between the Vista Transit Center and the Melrose Drive Station, allowing residents to easily navigate the City and the region without a car.
For those that bike or drive, Persea will have ample parking and bike storage that exceeds the city’s requirements.; the project is strategically designed to discourage residents from parking on adjacent city streets.
Additionally, North Santa Fe has been identified as a Mixed-Use Transit Corridor by SANDAG because of its proximity to transit, employment opportunities, commercial and retail businesses, and residential.
Making Vista Safer
The project area has long been identified as a blighted, crime-ridden block that has created a constant source of fear for nearby residents and a put strain on the City’s public safety system.
In addition to adding housing options to Vista residents, Persea also is investing in the community by adding sidewalks, streetlights, and removing blight from the area.
In discussions with neighbors, the Persea team understands that safety is one of their primary concerns. By adding value, lighting, activity, and reducing blight in the area, Persea hopes to reduce crime in the area and improve the quality of life for area residents and neighbors.
It’s important to the Persea team to not just build a project, but also invest in a community. That means doing more than just building apartments. Our team meets regularity with neighbors, City officials, and local businesses. We will continue to do so throughout the entitlement process to ensure that our project protects the community character of downtown Vista, and contributes to its success.
